- 1. Forestry (Reforestation and Tree Harvesting)
|
- Reforestation: With all the legal limitations for developing that a property covered by forest has,
depending of your goals, the best option would be to buy a property with pasture coverage and then plant trees in
the areas that you wonīt need anymore. You can also plant small growth trees to keep the view in front and at the
same time control erosion and attract animals.
If your objective is to plant trees to harvest wood in the future,
CR Land Solutions have the best conditions and species to recommend accordingly the features of your farm.
- Tree Harvesting: If there are big trees in your property that you would like to cut down for
using the wood or just selling them, you can cut them under some special conditions. The species is very important,
the location of the trees and topography are also considered.

- 2. Geographic Information Systems (GIS) Utilities

- There is a big variety of applications for GIS that you can use for bringing solutions to your everyday business.

- 3. Earth Moving & Construction Permits
(MINAE - SETENA - Municipalities)

Did you know that...
... in Costa Rica you need a permit for almost everything you want to do in your property?
... you would suffer large fines and delays if donīt take the right processes to develop and make use of your land?
All this is true, and depending of what you are planning, you should go to one or all of these departments:
- MINAE (Ministry of Environment and Energy): In charge of many permits like cutting trees in forests,
agroforestry systems, and homogeneous plantations.
- SETENA (National Environmental Technique Secretary): In charge of everything that has to do with
development, earth moving, roads and bridges construction, buildings, among many others.
SETENA operates 4 different methods and they are not permits, they are just an environmental viability (license)
to get the permits, just the first step for you to then go to MINAE and Municipalities to get the permits.
One of SETENAīs methods is the D2 Form, it is simple but very limited.
The other 3 methods operate with the D1 Form, and depending of the project you will be located in one of the 3 levels
of complication. D1 form is more complicated and expensive.
- Municipalities: After you have the license from MINAE and SETENA, the Municipalidad is the last step to get the permits.

- 4. Payment for Environmental Services
(Carbon sequestration)
|
- Payment for Environmental Services (PES) program (Biodiversity, Water Conservation, Scenic Beauty), is a cash incentive that the Costa Rican
Government pays to landowners who want to conserve forest intact and/or releasing the open areas for reforestation.
Inscribing your property under any of these programs you get other non-cash incentives like: exemption to
payment of property taxes and especial protection against squatters.
- Some legal requirements should be met before applying.
- PES - Forest Conservation Program: Landowners will receive US$64 per hectare / year.
Although this amount does not sound really good, maybe it will be enough for you to pay one employed during a
year without touching your pocket. You could also use this money to pay a guard to take care of the property
against poachers and squatters.
- PES - Reforestation Program: Government will pay US$800 per hectare during 5 years, giving 50%
on the first one to settle up the plantation.
For reforestation, you can choice between fast growth commercial species,
or mixing native species for protecting open areas and beginning the process of natural forest conformation.

- When buying a property in Costa Rica, you are the owner of the land. However, the water on your property belongs
to the Government. You have the right to use this water, but not without a permit.
This permit is the Water Concession.
If you own land and your water doesnīt come from an aqueduct, you should get the concession before other
person gets it. No matter if the water source is inside your property, the Government can give permission to other
person if requested before.

- 7. Ornamental Native Plants

- Native plants are also beautiful, with wonderful flowers and fruits that efficiently attract birds, butterflies, bees,
and other animals to our gardens. Why not using them!
